What promises a greater return for the investor? This is in terms of purchasing the property and leasing it to a tenant. Lets say that we kept the total capital, financing, and location of the property as constants. Basically, if I had a definite amount of money to invest, would I be more likely to get a higher rate of return on a commercial or residential property.

Commercial and Residential both are profitable if you know the real estate cycle and how it works. The real estate cycle is the most influential key to your real estate investing. If you do not understand how the cycle works, your real estate investing will be more difficult. When you understand the cycle and identify where your market lies, then investing becomes easier because you are going with the trend instead of fighting it. There are a couple of things I would need to know to make an educated answer. First of all the location as different parts of the world favor different types of real estate. Second the type of property each has different categories commercial could be anything from a small store to a skyscraper and residential could be anything form a house to a several hundred unit apartment building. Third is what part of the real estate cycle you are in sometimes one type of property is better than the other. Hard to give a good answer. Sorry.

Every Property is unique in real estate. You can turn either property into making more money then the opposite. I think you should buy whatever return on the investment is better no matter what type of property. Good Luck.
