    Given that we’re at the heist of an "economic depression"(could get worse), I feel it’s the opportune time for individuals with large sums of liquid assets to invest. The problem is, I’m not sure what to invest in.

    I have a few different places that I look for , but the organizations they often suggest to invest in are oil, pharmaceutical, or massive corporations that do whatever they please at the cost to local businesses, the environment, and the common good of the people.     I have recently come into a little , and want to into real estate. My delima is that my income, and debt leaves me in the low 60,000 range for a property. I found a property in a college town where I can make off of the rental, and the house its self is 30,000 under its appraisal. Heres where I am. A. Do I buy it? and B. How do I buy my next property, and how soon can I finance it. C. Do I need to refinance this house to pull equity when purchasing my next? and if so how long do I need to wait to do that?   • I need some advice on what to do with student loan debt.?

    I have ,000 in government student loans at 5.5%. They go back into repayment in 6 months. I’m just entering the work force and I’m thinking about doing a graduated repayment plan, it will rise as I make more and inflation rises. I have ,000 saved in my bank account from work and saving. One friend of mine told me to use half of the ,000 towards my loans before I consolidate making my loans at 00, but that is that didn’t come very easy for me and not very easy to make back since my income is currently low. Another friend told me to put my loans into repayment and invest my ,000 I have saved and use my student loan interest tax write off to put towards taxes I have to pay from my investing. Use the earned to pay my student loan monthly payments. I have no credit card debt, mortgage payments or any other debt besides a small car loan.

    Any advice towards this situation would be great. If I should invest I’m open to , I’m not familiar with investing and I know the is a mess at the moment. Thanks for your time.

    Hello. I am considering investing in a retail property that is NNN leased to a very solid national tenant (7-11). This would be my first commercial real estate investment and wanted to obtain some advice.
    1) The property is leased for 10 years with 3 5-year renewal options. Rent escalation are 10% every five years with current cap rate of 6.5%. Is this a reasonable price for a NNN property?
    2) In looking at my returns, what should I assume as my interest rate and closing costs. I’m assuming a interest rate of 6.5% – is this reasonable? I have excellent credit and am willing to put 20-25% down.
    3) What other initial costs might I incur? I’m thinking maybe attorney fees to review the current lease and the cost of setting up a corp or llc. Am I overlooking anything?
    4) What other costs might I incur on an ongoing basis? I’ve just thought about attorney and accounting fees – am I missing anything?
    5) Any other gotchas or things I should be aware of?

  • Investment advice needed: I have $1,000 in an old mutual fund. What would you do with it?

    The was a graduation present from my Dad. Unfortunately, I graduated in 2000, right before the dot-com bust, Enron, and then Sept. 11.

    The value of the fund, some of which was actually invested in Enron, crashed to something like half of its original value and has only now, 7 years later, regained its original value.

    I don’t want to keep the in the Janus , but I also don’t have a clue where to put it. My wife and I are planning to start a family here soon (we’re already trying to conceive, so it could be in a month or in a year), and we’d like to have some spare set away for unexpected expenses — of which I’m sure there are plenty in a family with kids.

    So what would you do? Stash it in a CD? Put it in the bank? Use another ? Spend it on some other investment? I’m open to suggestions, but please tell me as much as you know about the type(s) of investment you suggest. There’s a lot I don’t know about investing, obviously, or I wouldn’t be here
    Some people have suggested I put this into savings.

    We already have two savings accounts. One for urgent, unexpected needs, and the other that we don’t touch for any reason.

    We want to invest this , not put it into a savings account.
