I am thinking of finding 4-5 homes that are bank owned or maybe foreclosed and putting 25% of each one and renting them out to pay the mortgage and waiting about 5 years for the market to come back and than selling them.
Any advice or opinions you have for me would be GREATLY appreciated.

I would say that investing in properties right now isn’t as great as it sounds, there are better ways to make money on the money that you have. Also, if you want to invest in that many properties, you will need more money and some back up assests. Be careful here when people answer, there are a lot of business people who don’t want to give you the best advice, they just want to get you to invest in their business or give your money to their company. Email me at my profile and I can tell you of a great investment that will return more money that you would get on real estate. It is not a business and no risk at all, also no property involved. Your investment is guaranteed which is not typical in this economy. Your return on a $225,000 investment would be $72,000. Its at least worth finding out about.

As soon as you buy the 2nd property as a rental, you’ll find the bank will insist upon 40% to 50% downpayment as you will be deemed an investor.
