how can i start a mobile home park little by little?
i have really been thinking about this and know alot of people who got into big time real estate investing starting this way, but are not offering any advice.it just seems simple.buy a peice of land, purchase a couple used trailers, rent them out for 100 a week,expand as you make money.is it this easy or am i missing something?

Well first you need to get it approved with the city zones and all that crap, second you will need to provide sewer and electrical hook up…
I would say you would be better off to buy the land, get it set up for sewer and electrical hook ups at each lot.
Then rent the lot…and let people move their own home onto it…. Maybe get $300 a month for the lot?
It could turn out to be a bad deal for you if you rent them the home… If you get some bad renters, they could destroy the darn thing, and there you are with a pile of crap home which isn’t worth anything, because of the bad renters….

You may be missing some things here.
You need to provide sewage and water and electricity. You also have to get zoning approval. I hate to mention this, but that normally requires funding for appropriate bribes for the zoning board and if there is a lot of public opposition, your bribes may be wasted money.
If you can not hook up to a municipal sewer system and water supply, you may be looking at considerable cost. You can no longer have a giant septic system, I do not believe.
